Prospective and current Tamaya residents doubtless were happy to learn that the city of Jacksonville approved, in late July 2019, a permit for the construction of Sprouts’ exterior.
A week or so later, the city also issued permits for the exterior construction of the retail spaces on either side of the future Sprouts. This means Tamaya residents’ own shopping enclave is becoming a physical reality. Read on for the latest Tamaya Market updates.
Get those reusable bags ready!
There’s no shortage of retail establishments near this very popular, master-planned ICI Homes community on Jacksonville’s southeast side, at the intersection of Kernan and Beach Boulevards. But a generously sized shopping center on your own turf does change the game a bit — exactly the case with Tamaya and its future namesake shopping center.
The Tamaya Market is located just west of Tamaya’s Beach Boulevard entrance. The Sprouts store — at approximately 30,000 square feet — is the center’s anchor tenant. And it’s hardly a space hog. It will have neighbors, some of which were recently named.
Here’s what it is
If you haven’t paid attention lately (we forgive you), there’s a lot more coming to Tamaya Market than heavy earth-moving equipment, grading, hauling, and mud. Once fully built and operational, Tamaya Market will total 75,000 square feet. The retail spaces on either side of Sprouts are close to 12,000 square feet each — one a hair over and one hair under.
Three separate out-parcels also will be built on the 11.22-acre site. Stay tuned for the scoop on those. Local media have reported the city is reviewing a construction permit for one out-parcel.
Who’s doing what
J. Raymond Construction Corporation is the contractor for the Tamaya Market project. The developer is Wrightsville Beach, North Carolina-based Harbour Retail Partners, which purchased the site in November 2018.
According to local media reports, we know some of the future Tamaya Market establishments (in addition to Sprouts). One confirmed by Harbour Retail Partners founding principal, Randy Kelley. He has told local media that Regal Nail Salon has a Tamaya Market lease. He has three other letters of intent “in motion” but would not comment until each of the leases were executed. (Read more about this on the Jax Daily Record.)
First Florida Credit Union may be in the mix for one out-parcel. Heartland Dental will lease space in another out-parcel.
Why it matters
The Sprouts in Tamaya Market will be the specialty grocer’s second Jacksonville store. The first opened in June 2019 at The Markets at Town Center off nearby Town Center Parkway.
The community of Tamaya is poised to support Sprouts and its retail neighbors. It eventually will build out at 2,300 homes, and foundations for new ones seemingly “sprout” every day.
The Beach Boulevard corridor also is dynamic, funneling Tamaya residents and others in neighboring communities to gorgeous beaches only six miles east, or to the Interstate 295 beltway only minutes west, in order to access all of Jacksonville’s metro environs.
