March 19, 2025If you’re intent on a new custom Florida home on Jacksonville’s southeast side, don’t delay when it comes to ICI Homes’ master-planned community of Tamaya. We’re nearing closeout — from a sales perspective it’s Tamaya’s “last call” — but potential ICI Homes customers interested in the community still have time to explore its possibilities. Tamaya’s tagline — between the city and the sea — is an authentic description of its popular appeal. And now is a great time to score one of its final homesites, model homes or inventory homes. Here’s how to take advantage of Tamaya’s remaining opportunities. A bit about Tamaya It’s one of southeast Jacksonville’s largest gated, master-planned communities, totaling 780 acres. It’s also one of its most distinctive, featuring Mediterranean, Spanish and Tuscan architecture — all timeless, classic interpretations for Florida’s temperate year-round climate. Located on the northeast quadrant of the Kernan and Beach Boulevards intersection, Tamaya is only minutes east of Jacksonville’s Interstate 295 beltway and only six miles west of Atlantic beaches. ICI Homes began construction here in December 2013, followed by a model-home-row opening the following spring. Tamaya also opened for sales in 2014. The community’s 10,000-square-foot Residents Club opened in 2016, and at buildout, Tamaya will total 2,400 new custom Florida homes. A mature community There are many advantages to becoming some of Tamaya’s final new residents! Amazing amenities are wide open, anchored by the Residents Club with its gathering and social spaces and fitness center, plus two resort-style swimming pools with a cabana and two-level slide, tennis and basketball courts, playground and spacious event lawn. And that doesn’t count the miles of walking trails and sidewalks. Right around the corner is Jacksonville Fire and Rescue Department’s Fire Station 50, on Tamaya Boulevard. Across Tamaya Boulevard is Tamaya Market, which features more than 500,000 square feet of commercial and retail space. It’s anchored by Sprouts Farmers Market and also includes a First Florida Credit Union branch, Island Wing Company restaurant and other dining, services and retail outlets. Up next? A McDonald’s fast-food restaurant with a drive-through, per Jacksonville-area business trade publications earlier this year, citing city documentation. What’s available As one or more of your grandparents may have said, don’t dawdle. Inventory homes and even a Tamaya model home remain available, but these are in the community’s final phase, so research the possibilities buying your new custom Florida home here sooner rather than later. As of this writing, three move-in-ready inventory homes were available — two 2,106-square-foot, single-level Charlotte floor plans, each with three bedrooms, two bathroom and two-vehicle garages. February 1, 2025When you buy or build a new custom Florida home at Tamaya, you’re only six miles west of stunning Atlantic coast beaches. In fact, this master-planned community on Jacksonville’s southeast side has the address — at the intersection of Kernan and Beach Boulevards — to prove it. Once you’re in residence, hop in your vehicle of choice and head east along Beach Boulevard. You’ll run right into the charming beachside town of Jacksonville Beach. Know what else is in Jacksonville Beach aside from wide, white sand and stellar public beach facilities? The Jacksonville Beach Fishing Pier. It’s one of the state’s top-rated historic oceanfront piers and is well worth the nominal entrance fee to explore it. Enjoying an oceanfront pier is a classic experience for all Floridians, especially coastal residents and visitors. Read on to discover how Tamaya residents can enjoy their own, iconic pier. Jacksonville Beach Fishing Pier Consider this one Tamaya’s hometown pier! It’s roughly a quarter-mile long, extending from the beach well out into the blue-green Atlantic waters. Located at 503 North First Street, just off A1A (Florida’s Atlantic coast highway), the pier is easy to reach. If you’re driving, first check the Jacksonville Beach Fishing Pier parking lot on the pier’s north side. If that’s full, check another lot for Jacksonville Beach goers in the vicinity. You also can find free street spaces if you’re willing to cruise for one. The City of Jacksonville Beach charges parking fees on Fridays through Sundays from mid-March until the end of October (and during special events and holidays throughout that period). The fee is $3 for the first two hours and $1 for each hour afterward. Some brief history The Jacksonville Beach Fishing Pier first opened in 1922 as Shad’s Pier. It’s been repaired and rebuilt several times during its century-long life. Yet it continues offering stunning experiences for visitors, fishing enthusiasts and folks eager for a social-media-worthy photo of the ocean and beach. Mother Nature sometimes hasn’t been kind to the Pier. It reopened in 2022 following back-to-back bouts with Hurricanes Matthew and Irma, respectfully, and the current version was rebuilt via some serious construction by WGI Engineering. Its wooden decking is 20 feet wide and supported by stronger piers. Note that there’s fee to access the pier. Locals working on their daily step count — that’s you, Tamaya residents — pay $1 for a day pass. A local’s daily fishing fee is $4 as of this writing. Visitors enter at a concessions building that contains restrooms, food and drink choices, and a bait and tackle shop that also rents gear. Learn more The Beaches Museum & History Park at 381 Beach Boulevard is located only a few blocks south of the Pier, headquartered in a 19th-century railroad building. Existing healthcare resources near Tamaya Tamaya residents are already surrounded by numerous facilities offering healthcare in multiple disciplines. One — the Mayo Clinic’s Jacksonville location — is the top-rated hospital in Florida per U.S. News & World Report’s Best Hospitals 2024-2025 rankings. You’ll find Mayo Clinic Jacksonville only five miles and 10 minutes south of Tamaya along the northwest quadrant of San Pablo Road and Butler Boulevard. Its campus sports multiple hospitals and specialties and has earned the same U.S. News & World Report honor in eight of the past 10 years, according to the Florida Times-Union. Tamaya residents are also neighbors to Reunion Rehabilitation Hospital Jacksonville. It’s off Kernan Boulevard just north of Nutex Health ER & Hospital’s future site. And, according to the Jacksonville Daily Record, UF Health is pondering a fourth emergency and urgent care center in Jacksonville, along Atlantic Boulevard just northeast of Tamaya. About Nutex Health Termed a “micro-hospital,” the new Nutex Health facility fills a potentially handy niche healthcare role for current and future Tamaya residents. The Houston, Texas-based Nutex Health Inc., currently operates 24 facilities in 11 states. Two new Florida hospitals are coming in Odessa and Miami, along with the one near Tamaya. Per the company website, its hospital division deals with facilities such as the one near Tamaya, plus specialty hospitals and outpatient departments. Its Population Health Management Division offers provider networks. The new Nutex Health micro-hospital was permitted for construction by the city of Jacksonville in August. Its 28,303 square feet will include ER exam rooms, eight inpatient beds and an imaging department with MRI, CT scan and X-ray services.
